How to have a successful Open for Inspection

You want to make a great first impression from the start to attract a lot of interest, get buyers in the door and hold their attention.

To get the price you really want, you need to have a number of parties competing for your home. To do that you need to make your home stand out from others on the block and give it that buy-me-now appeal that a new homeowner can’t walk away from.

Here are some steps we recommend you walk through to make your open as appealing as possible:

All Repairs and Maintenance

Every little issue will seem like a warning flag to potential buyers. The little niggling issues might be easy to live with or happy to let slide for your tenant but you need to be extra fussy when preparing your home for sale. Issues like cupboard doors not being straight or kitchen cabinet doors needing a coat of fresh, quality paint. Take the time to make these adjustments and bring your property up to its absolute shiny best. If you leave easy-to-fix problems out in the open it shows you don’t care for the home and may have left other (bigger) areas neglected as a result.

Clean Up and Declutter

It’s important to put time and effort into a thorough cleanup. Styling

While wowing interiors, colours and edgy styles look great on camera for renovation reality TV shows, these over-the-top pieces don’t have much appeal to a wider audience and aren’t practical or expected as part of a usual home. While adding a stylish piece or bold art can add volume and presence, it needs to be subtle and relevant enough to make sense for the overall feel of your home.

Include outdoor living

The outside of your home is just as important as the inside when it comes to winning over buyers. Entertainment spaces and the use of outdoor areas are high on the wishlist. This is also an area that can be easily overlooked by vendors. It does take time to clean up a yard, weed, water the grass, and get it looking its best but it’s also an area that really counts for overall presentation.
